Hounslow Homes – Partnering Decent Homes Contract
The contract covers a 5 year reactive and planned maintenance programme for over 2,000 properties within the Chiswick area. In addition to this, we have also undertaken a number of schemes to meet with
the government ‘Decent Homes’ standards; this has included internal refurbishment and re-modelling of
kitchens and bathrooms and associated heating and electrical installations ranging in value from £300k
through to £1.2m.
The contract was awarded following a two stage tender process; with the final award based on the ability to operate over a range of activities with capacity for expansion should the client wish to increase the scope and extent of works. Part of the selection criteria was based on practical demonstration of our commitment to collaborative relationships and value for money in the delivery of quality, performance and management of resources. In addition, one of the main objectives was to be able to implement the measurement of standards and a continual improvement programme. Crispin & Borst were able to meet this by virtue of their extensive experience of this type of work and their attitude to the partnering ethos. Under the contract an annual programme of maintenance is carried out at agreed priorities using our own
directly employed personnel and specialist subcontractors. Our operatives cover a multitude of skills utilising our fully equipped company vehicles for the reactive maintenance contract, with separate teams set up for the project work.
Project work is planned on a year by year basis taking advantage of minimum lead in periods achievable through our local set up. All works are managed through shared administration function with the client and include IT, helpdesk operation, customer satisfaction surveys and quality control. This reduces duplication and has allowed us to concentrate on reaching and exceeding our mutually agreed partnering objectives for the contract. Further project works have also included conversion of car parks to offices,
cyclical decorations, envelope repairs, roofing works and hard and soft landscaping.
